Did you figure out that Capped Commissions, Profit Sharing, 100% Splits, or Affiliating with a Small Unbranded Brokerage is NOT the key to your success in real estate yet?

The Capped Commissions Promises:  When capping broker fees were first introduced, it was as exciting. Everyone thought it was better than paying a big percentage to the broker on every deal.

Reality: “You mean at some point, I can be at 100% commission? Great!  I need to move my license to that company. Oh wait, every year broker fees start all over.  This is not working out very well because I am not doing as much business as I could, and I only get a deal or two at the 100% 

Profit Sharing Promises:  The recruiter says I can get a piece of the action.  The splits are lower, but they say all I have to do is build a team and I will make more money.

Reality:  “They told me come join us, and you will have profit sharing! Great, I get a piece of the action… but, I have to do what? Build a down line? That sounds like multi-level marketing. I want to list luxury homes not sell vitamins to my friends.  So I have to drink the Kool aid and what else…? Recruit.  Well, I tried recruiting team members, but I do not have any listings to generate buyer leads to give to my “team” and the one good agent I trained up left me to get a higher commission… she crashed and burned at the other company, but she is too proud to come back.”   

The 100% Commission Promises:  The recruiter told me “clients list and sell with me”, not my company.  He said my old broker was making too much money off of me and I would take home more money at a 100% brokerage.

Reality:  “I have no support, few consumers have heard of my company, and there are no marketing materials to help me get listings.  When I compete against branded agents, they always get the listing unless I discount my commission. I have even lost listings in my sphere of influence.  When you add up the fees it is definitely not 100%. I am not selling as much as before, and the nickel and dime stuff is killing me.”  

Small Brokerage Promise:  It is possible to “wear many hats” and operate with very little support and still have the time to offer excellent service to clients and “out prospect” your competition.  It is smart to do it all myself because I have a better commission split, and branding does not matter to consumers.

Reality:  “I am wasting my time doing legally required administrative tasks that make me no money.  I wish I could delegate non-essential agent tasks to support staff to increase my productivity… but there is no one there to help me. Dedicated and skilled support staff could do a better job at their specialties like photography, brochure design, web-design, and transaction coordinating, but we are so small we can’t afford to hire anyone.  I know I could be making much more money if I could just spend more of my time “prospecting & selling” and I am so tired of losing listings to branded agents… even when I have offered to cut my commission.”  

Here is the undeniable fact when it comes to success in real estate:

The big money is in listing homes.

Your primary focus should be on that one thing, and you need to work for the brand that gives you the best identity, most support, fantastic listing presentation materials, and the best marketing for your listings.

If you want to earn more, you need to list more homes.  Period!  If you list more homes, you will have more buyers…  and, you will do many more transactions!
